Three patterns stand out. The adults-only hotels, Can Cera, Can Alomar and El Llorenç, are the quietest choices for couples. The largest rooftop pools are at El Llorenç, Sant Francesc and Hotel Basilica. For families or longer stays, a hotel with apartments or residences, such as Casa Roca, gives more space than a standard double room.

Location matters less than it looks on a map, because the whole Old Town can be crossed on foot in about 20 minutes. What changes from street to street is atmosphere: the lanes behind the Cathedral are quiet at night, while the area around the Born and Sant Jaume has more restaurants and bars on the doorstep.

Casa Roca, a Boutique Wine Hotel in Palma Old Town

Casa Roca was established in 1847 by Francisco Roca Paretes as a family home and business, making matches and cigarette papers under the La Mistera brand. Five generations of the family ran the shop on Carrer dels Hostals, which continued as a papelería until 2016, when a long restoration began to turn the building into a boutique hotel. The suites and residences are named after members of the family and long-serving staff.

Today Casa Roca is a boutique wine hotel, with more than 40 local labels available by the glass. Guests use a personal Wine Pass for the wine machines, winemakers host tastings in the Tasting Room, and the Art Deco Speakeasy bar is open to guests in the evening. Capitulo, the café and wine bar in the Casa Roca shop, is open daily from 8.30am to 11pm.

A daily-changing homemade breakfast is included in every rate, and the rooftop terrace is open to guests. The suites come in three styles. The City Suite is a 39 m² open-plan studio for adults only, with a superking bed and a Mallorcan or Juliet balcony. The Luxury Suite is 36 m², with floor-to-ceiling windows and a stone balcony, and the 40 m² Retreat Suite adds a larger living space, a soaking tub and a walk-in rain shower, with an accessible version available.

For families and longer stays, the residences add a kitchen and living room. The one-bedroom residence is 45 m² and sleeps up to four with a sofa bed, while the two-bedroom residence covers 105 m², with two superking ensuite bedrooms and a large private terrace with a sun deck and outdoor showers.

At the top of the building, the Francisco Roca Penthouse is 120 m², with three superking ensuite bedrooms, a chef’s kitchen and a private roof terrace, sleeping up to six guests. It is one of the few places in the Old Town where a group or a multi-generation family can stay together under one roof with their own outdoor space.

2. Palacio Ca Sa Galesa, Palma Old Town

Palacio Ca Sa Galesa is a 16th-century palace on Carrer de Miramar, just behind the Cathedral and above the old sea walls. It describes itself as the first boutique hotel in Palma, and its rooms range from superior doubles to the Suite Gershwin.

Its standout feature is an underground spa with a long indoor pool, a sauna and a steam room, and there is also a rooftop plunge pool. The hotel restaurant is El Patio de Gloria.

4. Posada Terra Santa, Palma Old Town

Posada Terra Santa is a 16th-century palace with 26 individually designed rooms, once the seat of the Barony of Bunyolí, in the eastern part of the Old Town. It is now part of the Hidden Hotels group.

The heart of the hotel is its courtyard, a traditional Mallorcan patio, along with La Vermutería bar and a wellness and spa area.

With so few rooms, it has the most intimate feel of any hotel here, and it shares its street with the Basílica de Sant Francesc.

6. Can Alomar, Boutique Hotel on the Born, Palma

Can Alomar is a historic palace with 16 rooms on the Passeig des Born, at the corner of Carrer de Sant Feliu. Like Can Cera, it is adults only for guests aged 14 and over.

Its terraces look directly over the Born, and the restaurant, led by chef Germán de Bernardi, mixes Mediterranean, Japanese and Peruvian flavours.

7. El Llorenç Parc de la Mar, Palma

El Llorenç Parc de la Mar is an adults-only hotel for guests aged 16 and over, with 33 rooms in the Calatrava quarter above the sea walls. It is a new building on a historic site, where an 11th-century Arab oven found during construction has been preserved, and it is a member of Design Hotels.

Its rooftop has what it describes as the longest infinity pool in the city, and there is a spa with a 14-metre pool. The dining includes DINS Santi Taura, the Mallorcan chef’s restaurant, and Restaurant Urbà.

El Llorenç suits couples who want contemporary design and serious food, with the Parc de la Mar and the Cathedral a few minutes away along the walls.

A rooftop pool is one of the most sought-after features in Palma’s summer heat, and several boutique hotels in Palma de Mallorca have one with a view of the Cathedral. It is the best choice here for travellers who want five-star service in a historic setting, with the Basílica de Sant Francesc on its doorstep.

9. Hotel Basilica, Palma Old Town

Hotel Basilica is a four-star hotel with 38 rooms in a building from around 1700, arranged around a 14th-century Gothic arch next to the Basílica de Sant Francesc. It is still family owned and opened as a hotel in June 2019.

The rooftop pool looks across to the Cathedral and the bay, and is the hotel’s main gathering place on summer afternoons.

As a four-star, it is a less formal alternative to the five-star palaces nearby, with the same central position and rooftop view.
